How It Works
Step-by-Step Land Buying Process
We do our due diligence before we ever list a parcel — verifying ownership history, back taxes, restrictions, liens, easements, zoning, and HOA/POA issues — so you can buy with confidence. We still encourage you to do your own due diligence too.
Once you've decided on the right property, it's important to secure it with a deposit — all of our parcels sell on a first come, first served basis. You can pay in full, or place a deposit to make sure the property isn't sold to anyone else while you complete your paperwork.
Paying in Full

Secure with a deposit
Once your deposit clears, we send you a purchase contract with a standard 10-day due diligence period. Final payment (if any) is due within 10 days, and all payments are 100% refundable during that window.

Complete your contract
When the contract is complete and payment is made, we send you a Deed information request.

Review your draft deed
Once the deed information request is completed, you'll receive a draft deed for your approval.

Approve and execute
When approved, we execute the deed and send you a filed copy.

Recorded with the county
Your deed is filed and recorded with the office of the county where the property is located.
Owner Financing

Secure with a deposit
Once your deposit clears, we send you a Land Contract and Promissory Note with a standard 10-day due diligence period outlining your financing details and the beginning of your structured payments. Payments are fully refundable during the period.

The land is yours to use
When your land contract and promissory note are complete, the property is yours to use!

Pay off your note
When the property is paid in full, we send you a Deed information request.

Review your draft deed
After the deed information request is completed, you'll receive a draft deed for your approval.

Receive your filed deed
When approved, we execute the deed, send you a filed copy, and record it with the county.

A note on recording
When documents are filed with the county it can take some time for the ownership change to show. We'll provide a file-stamped deed upon request if we receive one back from the county.
